Under construction. Last updated October 26, 2026. We'll keep this page current as homes, streets and shops are finished.
Marvin Commons is a new mixed-use community going up on the northwest corner of Rea Road and Tom Short Road, right next to Canterfield Creek and Marvin Creek. When it's done, it will put new homes and a shopping and dining district within walking distance of two of Marvin's established neighborhoods.
Where things stand
- March 31, 2025. The builder held a neighborhood meeting to present the plan.
- June 2025. Marvin's Planning Board sent its recommendation to the Village Council.
- July 8, 2025. The Village Council approved bringing the land into the Village of Marvin and rezoning it for mixed use, along with a development agreement.
- Summer 2026. Construction plans were under final review, and in July village staff said work was expected to start in early August, pending final revisions and county water and sewer comments.
- Now. Homes are in early sales. Zillow lists Marvin Commons as coming soon, and Jones Homes is handling sales from its model home center in Heritage at Marvin.
The homes
Jones Homes lists 18 floor plans for Marvin Commons: 7 luxury townhome designs and 11 single-family designs. Homes range from about 2,400 square feet for the smallest townhome to about 5,200 square feet for the largest single-family plan. Neither the builder nor Zillow has published prices yet, so check with the sales team for current pricing and lot availability.
Townhome plans are named for painters, like the Rembrandt, Renoir, Raphael, Caravaggio and Botticelli. Single-family plans include the Ambrose, Indigo, Benson, Marion, Cheyenne, Hudson, Emeline and Summerville.
The shops and restaurants
About 165,000 square feet of commercial space is planned on the site. That's a step down from what the land was already approved for under its old county zoning: the new plan trades some retail space for homes, placing the homes next to existing neighborhoods. Specific stores and restaurants haven't been announced yet, and opening dates depend on leasing.
What it means for neighbors
For Canterfield Creek and Marvin Creek, Marvin Commons should eventually mean coffee, dinner and errands you can walk to. In the meantime, expect construction traffic and work on Rea Road and Tom Short Road while the site is built out. Check the Village of Marvin for road work and project updates.
What we don't know yet
- Which stores and restaurants will open, and when
- Street names and final lot layout
- When the first homes will be finished and occupied

New owners should start with your first-year home checklist and landscaping a new yard. You can also read Living in Marvin Commons.
Join your neighbors
Founding members can book 45-minute meetings with vetted local vendors and get paid $200 to $300 per meeting, with no obligation to buy. New-home owners often need the same jobs at the same time, like blinds, landscaping and closet systems, so we can negotiate one group rate.
